Moving an office in Qatar is not a larger version of moving a house. A house move that runs late is inconvenient. An office move that runs late means staff arriving on Sunday morning to a floor with no desks, no network and no way to work — a cost measured in a lost day of business, not in riyals per hour of labour.

Most guides repeat the same four promises: minimal downtime, trained team, quality packing, free quote. Every moving company in Doha says this, and none of it tells you what actually decides whether your move works.

The short answer

An office relocation in Doha typically takes one to three days for a small to medium office. The biggest risk is not the moving itself — it is building access.

Service lift bookings, commercial NOCs and gate passes are controlled by building management on their schedule, not yours. Secure those first, then book the movers around them. Almost every office move that goes badly in Doha went wrong here, days before anyone lifted a desk.

Why office moves in Qatar fail

Failures cluster into four causes. Only one is about carrying furniture.

Building access was arranged too late

Commercial towers in West Bay, Lusail, Msheireb and Al Sadd control service lift use tightly, because a move disrupts every other tenant. A lift window is normally requested in writing several days ahead and assigned in fixed blocks. If your team arrives without one, they wait — and you pay for the waiting.

The weekend was misunderstood

Qatar’s working week runs Sunday to Thursday. The weekend is Friday and Saturday.

This sounds obvious until you read moving advice written for other markets, which recommends a “weekend move” without saying which days that means. Many building management offices also restrict or prohibit Friday moves entirely. For most Doha businesses, the practical window is Thursday evening into Saturday — confirm your building’s rules before fixing a date.

IT was treated as furniture

Servers, network racks and structured cabling are not moving-company work. They need someone who can shut down cleanly, label every connection, transport safely and re-terminate at the other end.

A competent mover coordinates with your IT provider and agrees in advance who owns which step. An incompetent one unplugs everything and hopes. That gap is where most extended downtime originates.

Nobody planned for what stays behind

Every office move produces furniture that is not going to the new premises — desks that will not fit the new layout, chairs with broken gas lifts, filing cabinets nobody has opened in years, an old split AC unit. The default plan is “we will deal with it after the move.” There is no after. The lease ends, the handover inspection happens, and the items are still sitting there.

Building access: the paperwork, in order

Requirements vary between buildings, but the pattern across Doha’s commercial towers is consistent.

Document Who issues it Typical lead time
Service lift booking Building management 3–7 days
Gate pass for the vehicle Building management or security 2–5 days
NOC / move-out authorisation Landlord or management office 3–7 days
Clearance of outstanding charges Building accounts Varies
Mover’s details and insurance Some buildings require these in advance 2–3 days

Two things catch people out.

Buildings frequently withhold a gate pass until service charges are settled. If your accounts department moves slowly, that becomes the bottleneck — not the movers.

Many commercial buildings restrict moves to outside business hours so other tenants are not disrupted. Usually good news, since an evening move suits most businesses anyway — but it needs to be known during planning, not discovered on the day.

What actually drives the cost

Every competitor offers a free quote. Almost none explain what the quote is calculated from.

Factor Why it matters
Number of workstations Clearest predictor of time and crew size
Floor level at both ends A ground-floor and a 22nd-floor move are not comparable
Service lift availability A single shared lift can double the hours required
Dismantling required Partitions and fixed shelving need carpentry, not lifting
IT volume Servers and racks need specialist handling
Access at the new premises Just as constraining as the origin, and often overlooked
What is being discarded Reduces the load — and may carry resale value

A quote given without a floor level and a workstation count is a guess, and it will change on the day. Ask for the number in writing against those specifics.

The part nobody plans: what stays behind

Handling the leftover pile properly matters for two reasons.

It becomes a lease problem. Commercial handover inspections expect the premises returned clear. Items left behind are typically charged against the deposit, at the landlord’s removal rate rather than yours.

Improper disposal is a legal problem. Under Qatar’s public hygiene framework — Law No. 18 of 2017, as amended by Law No. 6 of 2023 — disposing of waste anywhere other than a location designated by the competent municipality can carry a fine reaching QR 25,000. Dumping in the common areas of private buildings, including parking areas and loading bays, carries penalties up to QR 10,000, and the municipality can remove the items itself and bill the offender for the cost.

A stack of old desks beside the loading bay is not a shortcut. It is an invoice with a fine attached.

The correct sequence is straightforward, and almost nobody follows it:

  1. Decide what is not going before packing starts
  2. Clear it out first, so packing happens in empty space
  3. Assess what has resale value before treating any of it as waste
  4. Move
  5. Hand over clear premises

Step three is where the money is. Office furniture in serviceable condition — desks, chairs, cabinets, meeting tables — retains genuine resale value in Qatar. Treated as waste it costs you to remove; treated as an asset it offsets the move.

A realistic timeline

Three to four weeks out — Request service lift bookings at both buildings, begin the NOC process, and decide in outline what is not moving.

Two weeks out — Get a firm quote against a workstation count and floor levels. Brief your IT provider. Settle outstanding building charges so the gate pass is not blocked.

One week out — Confirm lift windows in writing, label areas and equipment, and book clearance of discarded items for the day before.

Day before — Discards leave. Staff clear personal items. IT shuts down non-critical systems.

Move day — Load within the confirmed lift window. Furniture first, IT last out and first in.

Day after — Final positioning, IT verification, handover inspection at the old premises.

A ten-desk office can genuinely be done in a single day. A fifty-desk office attempting the same compression is how a move goes wrong.

Two questions worth asking any mover

Will you handle the building paperwork, or is that on us? A mover who has worked in your building already knows the process. One who has not will hand it straight back.

What happens to what we leave behind? Ask specifically where it goes. Under Law No. 18 of 2017, responsibility for improper disposal does not end at your gate.

Why businesses in Doha choose Doha Home Fix

We have worked across Qatar since 2016, and the reasons companies return are operational rather than promotional.

Carpenters travel with the moving team. Dismantling and reassembling workstations, partitions, cabinets and shelving is handled in-house — no second contractor, no gap in the middle of the day.

We buy what you are not taking. Serviceable office furniture and old or scrap AC units are assessed and bought at market rates, paid on the spot. A commercial move frequently costs meaningfully less than the quoted figure once the buy-back is applied. Ask for that assessment before accepting any removal charge — most movers cannot offer one, because they have no resale channel.

We know the buildings. Which towers require advance lift booking, how the loading bays work, and how long a high-floor West Bay move actually takes.

Seven services, one point of contact. Moving, carpentry, electrical, plumbing, AC, upholstery and clearance — one number instead of four.

Coverage across Qatar. West Bay, Lusail, Msheireb, Al Sadd, The Pearl, Al Rayyan, Al Wakrah, Al Khor and the Industrial Area.

Frequently asked questions

How long does an office relocation in Doha take?

Most small to medium offices are completed in one to three days, and a ten-workstation office can often be done in a single day. Larger relocations are usually phased so critical departments stay operational.

When is the best time to move an office in Qatar?

Outside business hours. Qatar’s weekend is Friday and Saturday, and many buildings restrict Friday moves, so a Thursday evening into Saturday window is often the practical choice.

What documents do I need to move an office in Doha?

Typically a service lift booking, a gate pass for the moving vehicle, and an NOC from the landlord or building management. Some buildings also require the mover’s details in advance and clearance of outstanding service charges.
